Subject: home purchase

Comment: Consider a recent situation we were in. We rented for 10 years. The landlord sold his home and decided to move back into the rental (that was paid off) for 2 years before selling it to escape the capital gains tax. For this reason he would not sell it to us. Now we pay 50% more for rent of a smaller house. Perhaps an exemption in the capital gains tax rules would have made me a homeowner.
